Methodology

How Atlanta Home Network produces its housing market reports.

Data source

All transaction data is sourced from Cobb County public deed records filed with the county clerk. We do not use MLS data, Zillow estimates, or third-party aggregators.

Transaction filters

We include only arm's-length residential transactions: single-family homes, condos, and townhomes. We exclude foreclosure deeds, inter-family transfers, transactions under $50,000, and non-residential parcels.

Investor classification

A buyer is classified as an investor if the deed mailing address differs from the property address, indicating the buyer does not intend to occupy the home. This is a proxy measure and may undercount owner-occupied purchases by buyers who use a business entity.

Reporting period

Monthly reports include all qualifying transactions with a recorded deed date within the calendar month. Reports are published within 30 days of month-end after data is reviewed for completeness.

School zone assignment

Each parcel is assigned to a high school attendance zone using the Cobb County School District's published boundary maps. Boundaries are updated annually; our zone assignments reflect the most recently published version.
