Investor share of Cobb County home sales fell to 19.9 percent in May 2026, the lowest reading of the year. Owner-occupied buyers accounted for 66 percent of all open-market activity, the highest share since December 2025.
Atlanta Home Network analyzed 1,088 open-market home sales recorded in Cobb County in May 2026. The data covers all arms-length residential transactions recorded in Cobb County public deed records during the month.

This analysis is based on home sales recorded in Cobb County public records during May 2026. Only arms-length transactions were included. Sales flagged as non-arms-length (foreclosures, bank sales, intra-family transfers, and deed corrections) were excluded. Investor classification used buyer name matching: purchases by LLCs, corporations, trusts, and addresses outside Georgia were classified as investor activity. This methodology follows the same approach used in Atlanta Home Network's prior monthly reports for Cobb County.
